Sand hills, pasture and hay ground.
Dade City is Pasco’s county seat, set in the rolling hills on the county’s east side. Citrus and cattle built its economy. Then the freezes of the 1980s killed most of the county’s producing groves. Some of that ground has gone to hay since. The 2022 USDA farm census puts hay on 18,490 acres in Pasco and oranges on 857, and pasture makes up more than half of all the county’s farmland.
Beyond the city limits, much of the countryside falls in what Pasco’s comprehensive plan calls the Northeast Pasco County Rural Area. The plan sets out to protect its rural character. It names St. Joe, Blanton, Bellamy Brothers and Trilby Roads as rural scenic roads, and it makes agriculture the main use of its farm land classes. Out there, the cutting is often field mowing and brush hogging.
Much of the ground around the city is deep sand that drains fast. On USDA soil survey maps, Lake, Arredondo and Tavares sands cover the largest areas there, and NRCS ties them to longleaf pine and turkey oak hills. Low spots between the hills are another matter: pockets of muck and depressional soil that NRCS rates very poorly drained, some of them frequently ponded.
Summer rain sets the pace.
St. Leo, about four miles west of the city, has the nearest NOAA station with standard 30-year climate normals. Its 1991–2020 normals add up to 53.46 inches of rain a year, and 31.35 inches of that falls from June through September. November is the driest month, at 1.86 inches. In a normal year, it hits 90 degrees or more on 114 days.
One hurricane can drop more than a quarter of a year’s rain. The National Weather Service’s Pasco summary for Milton put the county’s highest rainfall total, 14.94 inches, near Dade City in October 2024.
Heat and rain together are what make pasture take off: UF/IFAS puts about 85 percent of bahiagrass growth between April and September.
Lawns in town keep to the same calendar. We mow weekly or every two weeks, with no long-term contract. If a lawn’s gotten ahead of you over the summer, its first cut starts at 1.5 times the visit price, with a $75 minimum.

Got an overgrown-lot notice?
Look at who sent it. Inside the city limits, it comes from the City of Dade City’s Code Compliance Division. Elsewhere in Pasco, it’s Pasco County Code Compliance, whatever the mailing address says, unless the property is inside St. Leo or San Antonio. Those towns enforce their own codes. Read more in our guides to Dade City code notices and Pasco County code notices. We can mow, brush hog and haul off the debris, but only the office that sent the notice can close it. Overgrown Lot Mowing covers how that works, and the quote tool lets you price the cut before the notice’s deadline.

Recent work in Dade City.
Limits, ZIP codes and rough ground.
Dade City’s limits have grown since 2020. Is my parcel inside them now?
It may be. The city now has about 7.6 square miles of land, up from about 6.2 in 2020. Even so, its two street-delivery ZIP codes take in more than 190 square miles of Pasco County. Your parcel page on the Pasco County Property Appraiser’s site names the jurisdiction under the legal description. We cover the property either way.
Do you cover Trilby, Lacoochee and the rest of 33523?
On the Pasco side, yes. Lacoochee and Trilby fall in 33523, north of town, and so does most of Dade City North. The same ZIP code crosses into Hernando County around Ridge Manor, and that part’s outside our service area. Close to the county line? A quick call or text with the address settles it.
What does brush hogging cost on old grove or pasture ground?
Pasture that’s been kept up only needs field mowing, which starts at $75 an acre and carries a $200 job minimum. Overgrown ground needs a brush hog. That starts at $100 an acre for tall grass and weeds, $150 for thick weeds and light brush and $250 for dense brush. Each carries a $300 job minimum. Old grove ground can hide stumps and holes, so we’ll confirm the price once we’ve looked the land over. Tree removal, stump grinding and land clearing aren’t part of it. You’ll find the full tiers on the Pricing page.
Does hilly or low, wet ground change the price?
It can. The sandy hills drain fast, but the low pockets of muck between them can hold water. Wet or soft ground, steep slopes, hidden stumps and gate access can all move a starting price. With a gate code or an unlocked gate, nobody has to meet us out there. You’ll know the confirmed price before any work starts.

The quote tool gives you a starting price in a few steps, or you can call or text with the details. You’ll get a reply within one business day either way.
