A small census area inside a much bigger ZIP.
Seffner doesn’t have a city government. The Census Bureau draws it as a census-designated place of about 3.6 square miles, lying just south of I-4 in unincorporated Hillsborough County. On an unchanged boundary, its population rose from 7,579 in 2010 to 8,362 in 2020, and its housing units from 2,919 to 3,104.
The 33584 ZIP code is a different shape. It takes in about 19 square miles, more than five times the census area, and counted 27,503 residents in 2020. Of the roughly 11,100 parcels Hillsborough County lists with a Seffner address, fewer than three in ten fall inside the census line.
The rest are spread across three neighbors: about 2,900 in the Brandon census area, about 2,900 in Mango’s and nearly 2,000 in Thonotosassa’s, north of I-4. County records code every one of them as unincorporated, and no city limits touch the ZIP.
Built in two waves, thirty years apart.
Some of Seffner’s plats are more than a century old. The Broadway Heights East plat was recorded in 1912, and those for Seffner Heights and Seffner Park in 1925, all inside today’s census area.
Most of its homes came later, in two bursts. County property records date about 760 of the census area’s 2,760 homes to the 1970s and about 870 to the 2000s. Only about 130 went up in the 1990s, between the two.
Each wave left its own lot sizes. Shangri La, platted from 1972 to 1976, has a median lot of about 0.28 acre. Parsons Pointe, from 2001 to 2003, runs closer to a tenth of an acre. Imperial Oaks breaks the pattern: its 2019 and 2021 plats have a median lot of about half an acre.
Across the census area, the median home lot is about 0.24 acre. Just over half come in at ¼ acre or under, the $45-a-visit tier, and more than a third land between ¼ and ½ acre, the $60 tier. Records measure the whole parcel, though, and our price follows the grass that’s actually mowed.
An overgrown first cut starts at $75, rising to $120 when the grass stands over a foot, and later visits drop to the regular rate. An every-two-weeks visit costs a little more than a weekly one. Our lawn mowing schedule guide covers which suits each season.
High sand, low pockets, and a soil called Seffner.
Sand that drains quickly covers most of the census area. The USDA soil survey rates about three-quarters of it well or excessively drained. Gainesville loamy fine sand alone covers about a quarter, and NRCS describes it as well drained and rapidly permeable.
The low spots behave differently. About 8% of the ground is depressional soil, rated very poorly drained by NRCS, and lakes, Lake Weeks among them, take up about 5% more.
There’s even a soil series called Seffner, and Seffner fine sand covers about 5% of the census area. NRCS rates it somewhat poorly drained, with the water table within 18 to 42 inches of the surface for two to four months in most years.
If part of your lot sits low, say so in your request. Soft ground can change the price of a cut, and we’ll confirm it once we’ve seen photos or the property.
Where a Seffner address turns rural.
Cross the interstate and the parcels get bigger. Nearly 2,000 parcels with Seffner addresses sit north of I-4, in the Thonotosassa census area. Together they cover about 5,600 acres, more than two and a half times the parcel land inside Seffner’s own census line.
Close to half the homes up there stand on an acre or more. Pemberton Creek, platted from 1976 to 2003, and Bloomfield Hills, from 2004 and 2005, both have median lots just over an acre. County tax records class about 1,700 acres there as agricultural, most of it grazing land.
Even inside the census area, agricultural zoning still covers more than a third of the ground. Just 170 or so homes stand on it, and most of those sit on an acre or more.
Pasture and open fields go by the acre. Field mowing covers grass that’s still under a foot, from $75 an acre ($200 minimum per job). Anything taller needs a brush hog: $100 to $250 an acre depending on density, and at least $300 a job. Ask for an acreage price to see yours. Standing trees, stumps and land clearing are outside what we do.

Lot lines, census lines and pasture.
Our lot’s right around a quarter acre. Which lawn price applies?
The one that fits the grass we mow. A lawn of ¼ acre or less is $45 a visit to start; from ¼ to ½ acre, it’s $60. The median home lot in Seffner’s census area is about 0.24 acre, so plenty of yards sit near that line. Our quote tool suggests a size from county parcel records, and you can adjust it. We confirm the figure after a look, and the lawn mowing cost guide covers what else moves it.
We’re in Imperial Oaks on about half an acre. How’s that priced?
By the size of the lawn, not the lot. If the mowed area comes in under ½ acre, weekly visits start at $60. From ½ to 1 acre, they start at $85. Send a photo or ask for a walk-through: either way, the quote’s free, with no obligation.
Our Seffner address is in the Mango or Brandon census area. Who handles code notices?
The census line doesn’t decide it, since census areas have no government. County parcel records code every Seffner-addressed parcel as unincorporated, and no city limits reach the 33584 ZIP. So a notice would normally come from Hillsborough County Code Enforcement. Go by the office printed on it, though, because only that office can confirm the property complies. Our Hillsborough County code notice guide covers the next steps. To price the cut before your deadline, start the quote with the notice box already ticked.
We keep pasture north of I-4 with a Seffner address. Do you mow it?
Yes. About 1,350 acres of Seffner-addressed land north of the interstate is classed as grazing land in county tax records. If it’s been kept below about a foot, it’s field mowing at $75 an acre, $200 minimum. Past a foot, it’s brush hogging from $100 an acre, $300 minimum. Our guide on how often to mow pasture covers timing.
We live in a mobile home on a Seffner lot. Is mowing priced the same?
Yes. Lawns are priced by the size of the grass, whatever kind of home sits on the lot. About 700 mobile homes carry Seffner addresses in county property records, on lots of every size. Visits start at $45 for a lawn up to ¼ acre and $85 for ½ to 1 acre, and past an acre we price after a look. Rougher ground beyond the lawn can be brush hogged by the acre.
What would your Seffner lawn cost?
Put in the address and your contact details, and the quote tool shows a starting price: per visit for a lawn, per acre for pasture. Expect a reply within one business day, with the price confirmed once we’ve looked at the property.
Thonotosassa to the north, Dover to the east, Brandon to the south and Mango to the west are all part of our core service area too.
