Lithia Addresses

A ZIP code, not a town.

Lithia has no city government, and the Census Bureau doesn’t count it as a place. It’s the name on the mail in ZIP 33547, about 160 square miles of land. Nearly all of it lies in Hillsborough County, and county records place every Lithia-addressed parcel outside any city’s limits.

Most of the people live in one part of it. The 2020 census counted 30,935 residents in the ZIP’s area, and nearly four in five lived in the Fish Hawk census-designated place, in its northwest corner. That census area covers less than a tenth of the ZIP’s land, and it grew from 14,087 people in 2010 to 24,625 in 2020.

The rest is open country. Grazing land takes in about 36,000 acres of Lithia-addressed parcels, more than a third of the total. Roughly 13,700 acres are classed as mining land, and government land makes up close to 30%. That includes Alafia River State Park, which its state management plan says sits on what was once a large phosphate mining operation.

FishHawk and Hawkstone

Planned neighborhoods on small lots.

FishHawk Ranch’s plats were recorded from 1997 to 2014, and most of FishHawk Ranch West’s followed from 2015 to 2017. County records date about 93% of the homes in the Fish Hawk census area to the years 1996 through 2019.

The single-family lots there have a median of about 0.20 acre, and roughly seven in ten are ¼ acre or less. Lawns that size start at $45 a visit. Fish Hawk Trails, platted from 1996 to 2001, runs a size up, with a median lot a little over half an acre. Depending on how much of the lot is lawn, those start at $60 or $85 a visit.

Hawkstone is newer, and it sits outside the census boundary. Its plats were recorded between 2019 and 2022. Every one of its roughly 690 homes went up in 2020 or later, on lots with a median of about 0.15 acre.

An every-two-weeks visit costs a little more than a weekly one. If the grass has gotten ahead of you, only the first cut is priced higher: from $75, or $120 when it’s past a foot. You can pause or cancel anytime.

Pasture and Acreage

Past FishHawk, most homes sit on an acre or more.

Outside the Fish Hawk census area and Hawkstone, county records list about 1,730 homes with Lithia addresses. About 84% of them stand on an acre or more, and the median lot is nearly two acres. Many line Keysville, Nichols, Edison and Old Welcome Roads.

Some of that land was laid out as five-acre homesites. Lithia Ranch, Hammock Oaks Reserve, Dorman Ranch and Jameson Farms were all platted between 2001 and 2004, with median lots of about five acres.

On the county’s Future Land Use map, nearly half the ZIP is Agricultural/Mining, which allows up to one home per 20 acres. About a fifth more is Agricultural/Rural, at up to one home per five acres.

We price pasture and open land per acre. If the grass is still under about a foot, it’s field mowing: $75 an acre to start, and $200 a job at least. Taller growth takes a brush hog. That’s $100 an acre for grass and weeds, $150 once light brush moves in and $250 for dense brush, palmetto and saplings up to 3 inches. Every brush hogging job has a $300 minimum. Where grazing land or woods run up to a house, our guide on mowing before Florida’s dry season sets out the Forest Service’s distances from the home.

Send a few photos with your request for an acreage price. We don’t take on tree removal, stump grinding or land clearing.

The Alafia at Lithia

More than 90 years of river records.

The U.S. Geological Survey has measured the Alafia River’s flow at Lithia Pinecrest Road since 1932, with 335 square miles draining to that gauge. Its biggest flood came early. On September 7, 1933, the river peaked at 45,900 cubic feet per second, more than twice any peak recorded since.

High water arrives late in the rainy season. Of the ten highest yearly peaks on record there, nine fell between late August and mid-October. Mention low or soggy spots when you send photos, since soft ground can move an acreage price.

Questions

Lawns, acreage and code deadlines.

We live in FishHawk. What will our lawn cost?

Most FishHawk lawns are in the first tier, which starts at $45 a visit whether you choose weekly or every-other-week mowing. The typical single-family lot in the Fish Hawk census area is about 0.20 acre in county records, and about 69% are ¼ acre or less. A lot from ¼ to ½ acre starts at $60. The quote tool suggests a size from those records, which you can lower to match the lawn. Our lawn mowing cost guide covers the rest.

Hawkstone isn’t inside the Fish Hawk census area. Do you cover it?

Yes. Every Lithia address in Hillsborough County is in our core service area, whichever side of the census line it’s on. Hawkstone’s homes all date from 2020 or later, and their median lot is about 0.15 acre, so most of those lawns start at $45 a visit.

We’re on five acres outside FishHawk. Is that a lawn or acreage?

Usually both. The yard you keep mowed near the house is a lawn, from $85 a visit for ½ to 1 acre. Anything larger is priced once we’ve seen it. The rest goes by the acre: from $75 to keep grass under about a foot, with a $200 job minimum, or from $100 once it’s past a foot. There’s no charge or obligation for a photo quote or a walk-through.

What does it cost to brush hog a Lithia pasture?

That depends on what’s growing. Tall grass and weeds start at $100 an acre, thick weeds and light brush at $150, and dense brush, palmetto and saplings up to 3 inches at $250. Each job has a $300 minimum. County records list about 680 grazing parcels with Lithia addresses, and the median one covers about 9 acres. Our brush hogging cost guide explains what moves a price, and the guide on how often to mow a pasture covers timing.

A code notice gave us a deadline. Can the cut happen before it?

Tell us the date up front. Price the cut with the code-notice box ticked, and add the deadline. We take it into account when we agree a start date with you, though no date is held until then. On the Hillsborough side, county records place every Lithia address outside city limits, so notices there normally come from Hillsborough County Code Enforcement. Whether the property now complies is that office’s call alone. Our Hillsborough County code notice guide walks through the steps.
