One mailing address, two very different kinds of land.
The city itself covers about 32 square miles. Its four ZIP codes take in about 159, so roughly four-fifths of the land with a Plant City address is unincorporated Hillsborough County. Around nine-tenths of that county land is zoned agricultural, with minimum lot sizes from 1 acre to 20.
You can see the line in the lot sizes. In county parcel records, about 7 in 10 homes with a Plant City address outside the city sit on an acre or more. Inside city limits, it’s closer to 1 in 50, and the average house lot is a little over a quarter acre.
Much of the county land is working ground. In those same records, grazing land is the largest single use, at about 29%. Countywide, the 2022 Census of Agriculture counted more farmland in pasture than in crops. Public land makes up about a fifth, including the Lower Green Swamp Nature Preserve: about 12,800 acres of pine flatwoods and wetland in the northeast.
Fine sand, most of it slow to drain.
Most of the soil here is fine sand, much of it in flatwoods. USDA soil surveys put Myakka fine sand at almost a quarter of the area around the city, followed by wet depressional soils and Seffner fine sand. About 84% is rated somewhat poorly to very poorly drained, and about a third is classed as hydric, meaning it formed under wet conditions. Soft ground can change how an acreage job is done and what it costs, and if it changes yours, we’ll tell you before any work starts.
The rain comes in one long season. NOAA’s 1991–2020 normals for Plant City’s co-op weather station average about 56 inches a year, and June through September brings about 34 of them. The National Weather Service puts West Central Florida’s rainy season at roughly May 25 through October 10. Grass and weeds grow fastest then.
What each kind of property here tends to need.
Houses in town span the decades. A large share went up between the 1950s and the 1990s, and about 1 in 6 dates from the 2020s. Walden Lake’s homes are mostly from the 1980s and 1990s, while Varrea and North Park Isle, north of I-4, are new this decade. The lawns are all priced per visit, by size. It’s from $45 up to a quarter acre, $60 up to half and $85 up to an acre, weekly or every two weeks, with no long-term contract.
An overgrown yard costs extra on the first visit only. Up to a quarter acre, that cut is from $75 with grass at 6 to 12 inches and from $120 past a foot. Regular visits go back to the normal price after that.
For open land in the county, the price depends on how far it’s gotten away. Pasture that’s been kept below about a foot is field mowing: $75 an acre to start, with a $200 job minimum. Past a foot, it’s brush hogging: from $100 an acre for tall grass and weeds and $150 with light brush, each with a $300 minimum.
City limits also decide who sends an overgrown-lot notice. Inside them, it’s the City of Plant City’s Code Enforcement Division. Outside them, it’s Hillsborough County Code Enforcement, even when the mailing address says Plant City. The notice itself names the office, and that’s the one to deal with. Our guides cover notices from Plant City’s code office and Hillsborough County code notices in more detail. If you’ve received one, overgrown lot mowing explains the first cut and what it costs, or you can price that cut before your deadline.
In 2024, Plant City’s co-op weather station logged about 8 inches of rain from Debby, nearly 3 from Helene and just over 13 from Milton. All three came within about ten weeks. When limbs and debris are already on the ground, storm cleanup gathers and hauls them away, priced after we’ve seen the property.

Recent work in Plant City.
A few things worth knowing first.
My address says Plant City. Is the property inside city limits?
Not always. Nearly every 33563 parcel is in the city and about half of 33566 is, but most 33565 and 33567 parcels aren’t. Your parcel’s county property record settles it. Either way, we serve it.
Does palmetto grow on the land out here?
It’s native to much of it. Saw palmetto shows up as a native plant on soils covering more than half the land around Plant City, according to USDA soil survey data. Where it’s grown in thick with brush and saplings up to 3 inches, that’s our top acreage tier. It starts at $250 an acre, with a $300 job minimum. We confirm the price once we’ve seen the land.
Our pasture is fenced and gated. Do we need to meet you there?
No, as long as we can get in. Send us the gate code or leave the gate unlocked, and you don’t need to be home. Payment comes after the work, and card, cash, check, Zelle and Venmo are all fine. The invoice arrives by text or email.
We have a house in town and land out in the county. Can both go on one bill?
Yes. Several properties can be billed on one invoice, so a lawn inside city limits and a few acres outside them can share one. Each is still priced on its own terms: per visit for the lawn, per acre for the land.
Send the address and what’s growing.
Put the address into the quote tool and it’ll offer a lot size from Hillsborough’s parcel records, which you can correct. Your starting price shows on screen, and we answer every request within one business day.
