Brush Hogging & Lawn Mowing in Zephyrhills, FL
Most parcels with a Zephyrhills ZIP are outside the city. Our lawn mowing covers subdivision lots in and around town, and brush hogging, or bush hogging, handles the pasture and flatwoods past the city line. Lawns are priced by lot size, and land by the acre and what’s growing on it.
Every Pinewood service is available here, in the city and out in the county. Working with more than an acre of open land? Our acreage quote is built for it.
Lawns from $45 a visit · Commercial from $75 · Acreage from $75 an acreBrush hogging runs $100 to $250 an acre depending on what’s growing, with a $300 job minimum ($200 for field mowing). Final price confirmed after we review the property.

Most of it sits outside the city line.
The City of Zephyrhills covers about 10 square miles, but the three ZIP codes on Zephyrhills street addresses reach across about 70. Roughly seven in ten parcels carrying one sit in unincorporated Pasco County.
That county side takes in Zephyrhills North, South and West, Crystal Springs, Lake Bernadette, Two Rivers and Betmar Acres. A small rural corner of 33540 crosses into Hillsborough County as well. The county property appraiser’s record for a parcel shows which side it’s on.
Housing changes at the line, too. Outside it, the Pasco County Property Appraiser lists more mobile-home parcels than single-family ones. Inside, single-family homes outnumber them more than five to one.
One of the city’s own neighborhoods started as farm ground. Silver Oaks, now a golf course and homes, was 351 acres of cattle ranch when the city annexed it in 1987.
Which side you’re on doesn’t change what you pay. Mowing starts at $45 a visit for up to a quarter acre, then $60 and $85 for the next two sizes.
Sand in town, wet flatwoods beyond it.
Soil maps show a clear difference between town and the country around it. Town sits mostly on Tavares and Arredondo sands, which drain fast. Around it, most of the land is poorly drained, with Pomona soils on the flatwoods and Chobee soils in the depressions and drainageways.
The federal soil survey gives Pomona’s native cover as slash and longleaf pine over saw palmetto, wax myrtle and gallberry. East of town, the Upper Hillsborough Preserve is still pine flatwoods with that palmetto and gallberry underneath.
On pasture that hasn’t been cut in a while, that understory sets the price. Kept-up bahiagrass, the most widely used pasture grass in Florida, is field mowing. Once palmetto and saplings up to 3 inches move in, it’s dense brush, the top brush hogging tier.
About two-thirds of the unincorporated land here is zoned agricultural, with minimum lots of 1 acre in A-R and 10 acres in A-C under Pasco’s code.
The city’s comprehensive plan places it mostly in the Hillsborough River basin. By the plan’s account, Lake Zephyr, in Zephyr Park, drains through a man-made ditch to US 301 (Gall Boulevard) near Chancey Road and on toward the river.
June to September does most of the growing.
NOAA’s long-term station in St. Leo, about 8 miles northwest, gets close to 60 percent of its yearly rain from June through September. Freezing nights there average fewer than three a year.
Weekly or every-two-weeks mowing keeps a lawn in step with the rainy months, and recurring service can be paused or cancelled anytime.
Tropical systems add more. The National Weather Service in Tampa Bay reported 8.74 inches near Zephyrhills from Hurricane Debby in early August 2024. Milton followed in October, with a 59 mph peak gust near Zephyrhills and a record crest on the Hillsborough River at Hillsborough River State Park.
From a subdivision lawn to a pasture gone to palmetto.
Recurring mowing and brush hogging come first, and the rest covers occasional jobs like a cleanup before a rental turns over.

Questions about land around Zephyrhills.
I’m in Crystal Springs or Lake Bernadette. Would a lot notice come from the city?
Usually not. Inside city limits, it’s usually the City of Zephyrhills. In unincorporated Pasco, including Zephyrhills North, South and West, Crystal Springs, Lake Bernadette and Betmar Acres, it’s usually Pasco County Code Compliance. The few Hillsborough County parcels in 33540 fall to Hillsborough County Code Enforcement. Whichever office sends it sets the deadline and decides whether the lot complies. Our guides cover notices from the City of Zephyrhills and notices from Pasco County Code Compliance. Price the first cut before the deadline, or read more on the overgrown lot mowing page.
The grass got away over the summer rains. What will the first cut cost?
On a lot up to a quarter acre, a first cut starts at $75 with grass 6 to 12 inches tall, or $120 once it’s over a foot. Regular visits after that start at $45. Bigger lots, up to an acre, start at one and a half times their regular visit, or double over a foot. Past an acre, it’s priced after a look. We confirm the final price once we’ve seen the property.
My land outside town is zoned agricultural. How is it priced?
By the acre and by what’s growing, not by the zoning. Kept-up field mowing starts at $75 an acre with a $200 job minimum, and the brush hogging tiers above it are on our Pricing page. All of them are starting prices until we’ve reviewed the land.
Can you brush hog low ground toward the Hillsborough River?
Usually, once it’s dry enough to cut. Much of the land outside town is poorly drained flatwoods, and parts of it lie in the river’s flood zone. Ground that’s too wet or unsafe to cut is left out or rescheduled, and you’ll know which before we start. Point out any low or soggy spots in your request.
