Fast-growing neighborhoods, with open land between them.
Wesley Chapel isn’t a city. It’s a census-designated place in unincorporated Pasco County, about 44 square miles on both sides of I-75. Between the 2010 and 2020 censuses, it grew from about 44,000 people to nearly 65,000, and its housing units rose from about 17,800 to 24,300.
The mailing address covers more ground than the census does. Its three ZIP codes take in about 82 square miles and held roughly 83,000 people in 2020. So Watergrass and Lexington Oaks have Wesley Chapel addresses but sit outside the census boundary.
Pasco County’s land-use plan marks about nine-tenths of the census area for homes, planned development or mixed use. Close to a quarter is still zoned agricultural or agricultural-residential, which covers acre-lot neighborhoods like Fox Ridge as well as open land. County tax records also class about 10,800 acres in and around the three ZIP codes as agricultural, most of it grazing land.
Small lots that grow fast in summer.
In Epperson and Union Park, county records put more than nine home lots in ten at ¼ acre or less. Meadow Pointe and Wiregrass aren’t far behind. Seven Oaks runs larger, with about one lot in five between ¼ and ½ acre. A lawn up to ¼ acre starts at $45 a visit, and ¼ to ½ acre at $60.
Rain sets the mowing calendar. At NOAA’s Hillsborough River State Park station, about 7 miles southeast, August is the wettest month, with 8.6 inches in a normal year (1991–2020).
Weekly visits suit the summer, and every two weeks usually does once it cools off. An every-two-weeks visit costs a little more, since there’s more grass to cut each time.
Grass that’s already gotten away from you costs more for the first cut only: from $75, or from $120 for grass past a foot. There’s no long-term contract, so you can pause or cancel anytime. Once the work’s done, you pay by card, cash, check, Zelle or Venmo.
Flatwoods ground, and what grows on it.
Acre-plus parcels are still common in places. The north and east side, ZIP code 33545, holds the largest share of the agricultural land, about 4,000 acres, most of it classed as grazing.
Much of the ground is flatwoods sand. Pomona and EauGallie fine sands cover close to 40% of the census area, and about four-fifths of its soil is mapped as poorly or very poorly drained. The USDA’s description of EauGallie soils lists running oak and saw palmetto in their native understory, and pasture among their uses.
Grass kept below a foot or so counts as field mowing, from $75 an acre. Anything taller takes a brush hog, from $100 an acre, and a stand of palmetto and saplings up to 3 inches starts at $250.
On Florida pasture, the usual problem is dogfennel. UF/IFAS names it the state’s most common pasture weed, a native that can top 8 feet. A field kept cut costs less per acre than one that’s been left to catch up.
About 40% of the census area sits in FEMA’s high-risk flood zones (A and AE), and New River and Trout Creek both run through it. Wet or soft ground can change an acreage price, so mention any low spots when you ask for an acreage price. We don’t remove trees, grind stumps, or clear or grade land.

Recent work in Wesley Chapel.
Worth knowing before you ask for a price.
My lot’s ¼ acre or less. Is $45 what I’ll pay?
It’s the starting price for a lawn that size. About 85% of the single-family lots in 33543, 33544 and 33545 are ¼ acre or less, going by Pasco County property records. The quote tool suggests your lot size from those records, and you can change it if the grass covers less. We confirm the final price after we’ve reviewed the property.
I’m on an acre or more. Is that a lawn or acreage?
It can be either. County records show nearly every home lot in Fox Ridge is an acre or more. So are most addressed parcels along Old Pasco, Handcart, Kenton and Tyndall Roads. A home lawn of ½ to 1 acre starts at $85 a visit, and over an acre we price it after a look. Open field or pasture goes by the acre instead, from $75 an acre to keep it cut ($200 job minimum).
How are neighborhood common areas priced?
As commercial, by the grass that’s actually mowed and maintained, starting at $75 a visit. A walk-through sets the firm price before the first visit, and several properties can go on one invoice.
My neighborhood’s gated. Do I need to let you in?
No. Add the gate code, or tell us how the gate opens, when you send your request. As long as we can reach the property, you don’t need to be home.
Is a letter from my HOA the same as a county code notice?
No, an HOA letter is its own matter. City limits don’t reach into the Pasco County parts of the three Wesley Chapel ZIP codes. So a county code notice for a Pasco property with one of these addresses comes from Pasco County Code Compliance. South of the county line, most of New Tampa answers to the City of Tampa’s code office, while Pebble Creek is unincorporated Hillsborough County. Each notice names the office and its deadline, and that office decides when the property’s back in order. There’s more in our guides on an HOA letter versus a code notice and a Pasco County code notice. With a code notice in hand, price the cut before its deadline, or see the overgrown lot mowing page.
Do you handle storm cleanup this far inland?
Yes, for limbs and debris that are already down. Storms do reach this far. After Hurricane Milton in October 2024, the USGS gauge on Trout Creek at Wesley Chapel recorded the highest flow in records going back to late 2011. Storm work is priced after a look, and we’ll answer your request within one business day. We don’t take down standing trees or offer emergency response.
