Riverview Properties

A census area that grew by half in a decade.

Riverview has no city government. It’s a census-designated place in unincorporated Hillsborough County, about 46 square miles of land on both sides of the Alafia River. On nearly the same boundary, the census counted 71,050 people in 2010 and 107,396 in 2020. Housing units went from 27,513 to 38,926.

A Riverview mailing address reaches further. County records give the name to three ZIP codes, 33569, 33578 and 33579, and about 84% of the parcels with that address sit inside the census area. Most of the rest are in 33578, within the Progress Village, Brandon, Palm River-Clair Mel and Gibsonton census areas.

Much of the ground that isn’t built on is preserve, not pasture. More than an eighth of the census area is nature preserve the county lists as acquired, including the Triple Creek Greenway, Rhodine Scrub and Bell Creek Preserve. Parcels classed as agricultural add up to only about 1,200 acres.

Neighborhood Lawns

Four homes in five built since 2000.

County property records date about 30,300 of the census area’s 38,200 homes to 2000 or later, and about 6,300 to 2020 or later. Building hasn’t stopped, either: Spencer Glen North’s plat was recorded in 2024.

Those newer lots are small. Among homes built since 2000, the median lot is about 0.15 acre, and nine in ten are ¼ acre or less. Most lots in South Fork, Panther Trace, Rivercrest and the Triple Creek villages are that size, and those lawns start at $45 a visit.

Neighborhoods platted in the late 1980s and the 1990s run a little bigger. In Boyette Springs and Riverglen, the median lot’s just over a quarter acre. Plenty of those yards fall in the ¼ to ½ acre tier, from $60 a visit.

A first cut on a lawn that’s gotten away from you starts at $75, or $120 when the grass is over a foot tall. Every visit after that is billed at the regular rate, and you can pause or cancel anytime. Our lawn mowing schedule guide covers how often to cut through the year.

Acre Lots and the Alafia

Older acre lots, and a river with a tide.

Riverview’s bigger yards are mostly older. Tropical Acres and Tropical Acres South were platted in 11 units between 1967 and 1980. The county’s records show about 1,050 homes there, on lots with a median of just over an acre. Shadow Run, platted in 1974 and 1976, has about 340 homes on lots just under an acre.

A lot that size can be mowed as a lawn, cut by the acre, or both. Mowing ½ to 1 acre of lawn starts at $85 a visit, and anything bigger gets priced once we’ve seen it. Grass and weeds past a foot take a brush hog, from $100 an acre with a $300 job minimum.

The Alafia River runs through Riverview toward its mouth at Gibsonton, and it’s tidal here. USGS classes its gauge where US 301 crosses the river as a tidal site. Its flow follows the rainy season: from 2015 to 2026, the median daily flow in September was about ten times May’s.

FEMA’s flood maps put about 20% of the census area in Zones A and AE, the high-risk category. Low, soggy ground can raise an acreage price, so point out any wet patches when you ask for an acreage price. We leave trees, stumps and land clearing to other trades.

Questions

Lots, rentals, notices and the river.

Most lots here are small. What does a cut cost?

Lawns up to ¼ acre start at $45 a visit mowed weekly, or $55 every two weeks. County records put the median single-family lot in the census area at about 0.16 acre, and about 82% are ¼ acre or smaller. The quote tool suggests a lot size from those records, which you can correct, and the final price follows a review of the property. The lawn mowing cost guide explains what else moves it.

Our home in Tropical Acres sits on about an acre. How’s it priced?

As a lawn, by size. From ½ to 1 acre, it’s $85 a visit to start, and past an acre we’d price it after seeing it. If a back section has grown past a foot, it can be brush hogged by the acre instead, from $100 an acre with a $300 job minimum. Photo quotes and walk-throughs are free, with no obligation.

We rent out our Riverview house. Is that residential or commercial?

If you rent it out yourself, it’s residential, priced like any other home lawn. A rental run by a property manager or bank, or a vacant or listed home, is priced as commercial, from $75 a visit. Several properties can go on one invoice. If you’re out of town, our guide on keeping up a property from a distance may help.

We got a code notice about our Riverview yard. What happens next?

Start with the office named on the notice, since only that office can say the property’s back in compliance. No city limits reach Riverview, and county parcel records list every Riverview address as unincorporated. So it’s normally Hillsborough County Code Enforcement. The steps after a county notice are in our Hillsborough County code notice guide. Price the cut before your deadline, and we’ll agree a date for the work with you.

Our yard runs down to the river or a creek. Can it be mowed in summer?

Wet ground decides that more than the calendar does. The river’s flow runs highest late in the rainy season, and about a fifth of the census area is in FEMA’s high-risk flood zones. Send photos of any low or soggy spots with your request. We’ll confirm a price once we’ve seen them, then agree a date with you.

Do you clean up after storms near the river?

Yes, for limbs and debris that are already down and safe to reach. Storms can push water up the river here, too. In Hurricane Helene’s surge, the USGS gauge at US 301 peaked at 9.37 feet early on September 27, 2024, the highest in its daily record back to 1999. Storm cleanup is priced after a look, and we reply within one business day. Flood cleanup, standing trees and emergency response aren’t part of it.
