One ZIP code, two governments.
There’s no city or census place called New Tampa. It’s the far north of Hillsborough County, up against the Pasco line, and its mailing addresses say Tampa. ZIP code 33647 is the nearest thing it has to a boundary, so that’s what we measured. It covers about 32 square miles of land and held 69,457 residents in the 2020 census.
Most of it lies inside the City of Tampa. Census blocks put about 77% of the ZIP’s 2020 residents inside city limits, and county records place close to 78% of its parcels in the city’s tax district. The rest is unincorporated county land. Every single-family house on that side stands in Cross Creek, Live Oak Preserve or Pebble Creek.
The city line arrived in stages. Tampa’s annexation map dates the largest piece, nearly half the ZIP’s land, to 1985. That piece holds Tampa Palms, Hunter’s Green, Arbor Greene and Cory Lake Isles. West Meadows followed in 1988, Grand Hampton and Heritage Isles from 1998, and K-Bar Ranch and Basset Creek in 2002.
Yard sizes that shift by community.
Across 33647, county records put about two in three single-family lots at ¼ acre or less, the tier that starts at $45 a visit. Nearly all the rest fall between ¼ and ½ acre, from $60. Fewer than one lot in twenty is any bigger.
Where you live changes the mix. Tampa Palms and Cory Lake Isles have the roomiest yards. Both have a median lot of 0.29 acre, and roughly half their lots sit in the ¼ to ½ acre tier. In Heritage Isles, K-Bar Ranch, Live Oak Preserve and Esplanade, nearly nine lots in ten or more are ¼ acre or under.
On the county side, lots run smaller. About 84% of its home lots are ¼ acre or less, against 62% inside the city. Parcel acreage covers the whole lot, house and driveway included, and we price only the grass.
Plenty of the green space here isn’t anyone’s yard. About a sixth of the land in the ZIP’s parcels is classed as residential common area in tax records. Mowing ground like that is commercial work, priced by the grass that’s kept up.
An overgrown lawn is priced higher for its first cut alone: $75 and up, or $120 and up once the grass tops a foot. How often to cut through the seasons is set out in our lawn mowing schedule guide. Recurring visits can be paused or cancelled whenever you like, and payment comes after the work, by card, cash, check, Zelle or Venmo.
More preserve than pasture.
Cypress Creek runs south from the Pasco County line down the west side of the ZIP, and the Hillsborough River brushes its southern edge. The county’s Cypress Creek Preserve, listed as acquired conservation land, covers about a tenth of 33647.
FEMA maps about a third of the ZIP in its high-risk A and AE flood zones, and about a fifth of that lies inside Cypress Creek Preserve. Homes mostly stand clear of them. Only about 6% of single-family lots have their center inside one of those zones.
Farmland is nearly gone. Tax records class just four parcels, about 225 acres in all, as agricultural, and every one is grazing land. Open grass held below about a foot is mowed as a field, starting at $75 an acre with a $200 minimum per job. Anything taller needs a brush hog, at $100 to $250 an acre depending on density, and those jobs carry a $300 minimum.
Point out soggy patches in your acreage price request, since they can move the figure. We don’t take on trees, stumps, land clearing or grading.

Is a Tampa Palms lawn priced differently from one in Heritage Isles?
Only by size. Every lawn here is priced by the grass we mow, from $45 a visit up to ¼ acre and $60 from ¼ to ½ acre. About 45% of Tampa Palms lots fall in that second tier, going by Hillsborough County property records, while 87% of Heritage Isles lots are ¼ acre or less. The quote tool fills in a size from those records, and you can lower it. Our lawn mowing cost guide covers the larger tiers.
Our address says Tampa. How do we tell if we’re inside the city?
Look up the parcel, not the envelope. Parcels with a 33647 address list Tampa as their city, yet county records put about 22% of them in unincorporated Hillsborough County. The Hillsborough County Property Appraiser’s parcel page has a Tax District line that reads Tampa or Unincorporated. Either way, you’re in our core service area.
Who sends a code notice in New Tampa?
That depends on the city line. Inside it, the City of Tampa’s Neighborhood Enhancement Division handles code enforcement. In Cross Creek, Live Oak Preserve, Pebble Creek and the rest of the county side, it’s Hillsborough County Code Enforcement. Only the office named on the notice can say the matter’s resolved. Our guides cover a City of Tampa code notice and a Hillsborough County code notice. If there’s a deadline, price the cut before it.
We’re inside the city. Is the grass by the street ours to keep up?
Tampa’s code reaches past the yard. On a public street, the owner or occupant can’t let a nuisance, as the code defines one, exist between the pavement and the property line. If a notice mentions that strip, go by what the notice says. Want the strip mowed and edged along with the lawn? Mention it in your request, and we’ll include it in the price.
Is there any open land left to brush hog here?
A little. County tax records still class four parcels, about 225 acres in all, as grazing land. Field mowing covers grass under about a foot, at $75 an acre and up with a $200 job minimum. Past that, brush hogging runs $100 to $250 an acre, depending on how thick the growth is, with a $300 minimum. Send a few photos, and we’ll confirm the price after a look.
