Valrico Addresses

One name, two ZIP codes, three census areas.

Valrico has no city government. The Census Bureau counts it as a census-designated place: about 14 square miles of land in unincorporated Hillsborough County. On the same boundary, its population went from 35,545 in 2010 to 37,895 in 2020, and its housing units from 13,668 to 14,347.

The mailing address reaches further. ZIP codes 33594 and 33596 cover roughly 22 square miles and held about 63,000 people in 2020. A quarter of 33594 falls inside the Brandon census area, and about two-fifths of 33596 inside Bloomingdale’s.

In Hillsborough County’s parcel records, all 22,675 parcels in those two ZIPs carry a Valrico site address. Every one of them is coded unincorporated, and nearly all the land lies inside the county’s Urban Service Area.

Neighborhood Lawns

Settled neighborhoods, and lots a size up.

County property records list about 19,900 single-family homes with Valrico addresses. Roughly four in five were built between 1980 and 2009, and the median one dates from 1994. Buckhorn’s plats were recorded from 1985 to 1996, River Hills Country Club’s through 1999 and Somerset’s by 2002. Just 6% of the homes are newer than 2009, and the biggest recent plats are Meadowgrove, recorded in 2018, and Valri Forest in 2022.

The typical home lot is 0.23 acre, and just under three in five are ¼ acre or less. Close to a third run ¼ to ½ acre. In Lithia Ridge and Canterbury Oaks, the middle lot is about 0.38 acre.

Mowing is priced per visit: from $45 up to ¼ acre, $60 up to ½ and $85 up to a full acre. Those tiers go by the lawn, while parcel records count the whole lot, house and drive included.

A yard that’s been let go costs more on the first visit only, from $75, or from $120 with grass past a foot. You can pause or cancel anytime, and you pay after the work by card, cash, check, Zelle or Venmo.

Sand and Drainage

Fast-draining ground that dries a lawn out.

Much of Valrico sits on deep sand. The USDA soil survey rates about 58% of the two ZIPs as well or excessively drained, and Candler, Lake and Fort Meade sands cover close to half. NRCS describes Lake sand as low in moisture-holding capacity, with the water table more than 80 inches down.

Ground like that shows stress first in a dry spell. UF/IFAS says mowing at the right height for the grass builds deeper roots, which help a lawn ride out drought.

Not all of it is high and dry. About 21% of the soil in the two ZIPs is poorly or very poorly drained. FEMA also maps roughly 17% of the census area in its high-risk A and AE flood zones.

Acre Lots and Vacant Land

Off the subdivision grid.

About 930 Valrico homes sit on an acre or more, close to one in twenty. About two-thirds of them aren’t lots in a recorded subdivision; the county’s records describe them by survey measurements instead. Their houses tend to be older, built in 1982 at the median, and many line Stearns, Miller, Crosby and Lithia Pinecrest Roads and St. Cloud Avenue.

The same records list 371 vacant residential parcels, about 100 of them an acre or larger. Farmland is scarce: roughly 40 agricultural parcels covering some 210 acres, most of it grazing land.

Open ground is priced by the acre. Grass kept under about a foot is field mowing, from $75 an acre with a $200 minimum. Past a foot it takes a brush hog: from $100 an acre, or $150 with light brush. Palmetto with saplings up to 3 inches starts at $250. Each brush hogging job is at least $300.

Soft or low ground can change an acreage price, so point out any wet spots when you ask for an acreage price. Tree removal, stump grinding, land clearing and grading aren’t services we offer.

Questions

Before you price a Valrico lawn.

My lot’s between ¼ and ½ acre. What will mowing cost?

Weekly visits start at $60 for a lawn that size, or $70 every two weeks. About a third of Valrico home lots fall in that range, more of them in 33596 than in 33594. The quote tool suggests a size from Hillsborough County’s parcel records, which you can lower when the lawn covers less. The final price follows a look at the property. Our lawn mowing cost guide works through each tier.

We’re in Bloomingdale with a Valrico address. Are we covered?

Yes. Both Valrico ZIPs reach well past the Valrico census area, and Bloomingdale, Brentwood Hills and Brandon Brook all sit outside it. They’re still unincorporated Hillsborough County, and still inside our core service area.

A code notice came for our Valrico property. Where do we start?

With the letterhead. Hillsborough’s records code every parcel in 33594 and 33596 as unincorporated, and no city limits reach into either ZIP. So a code notice there would normally come from Hillsborough County Code Enforcement, which covers the unincorporated county. Only the office that sent it can say the property’s back in compliance. Our guide to a Hillsborough County code notice walks through the steps, and you can price the cut before the deadline.

We own a vacant lot here but live out of town. Can you keep it cut?

Yes. County records list 371 vacant residential parcels with Valrico addresses. You don’t need to be there for us to mow one, as long as we can reach it. Send the address and a photo or two, and we’ll reply within one business day. The invoice comes by text or email after the work. There’s more in the guide for owners of vacant property out of town.

Our house is on an acre off the subdivision streets. Lawn or acreage?

Often both. About two-thirds of Valrico’s acre-plus home lots aren’t in a recorded subdivision. The mowed lawn around the house is priced per visit, from $85 for ½ to 1 acre, and a bigger lawn after a look. Past the lawn, open ground goes by the acre, from $75 to keep it cut ($200 job minimum) or $100 once it’s over a foot.

How often should a sandy Valrico lawn be mowed?

As often as it’s growing. UF/IFAS ties mowing frequency to how fast the grass grows, and advises never cutting more than a third of the blade at once. Visits can be weekly or every two weeks, and every two weeks costs a little more per visit. The lawn mowing schedule guide goes through the year.
