Where Pinewood got its start.
Pinewood grew out of keeping up acreage in Dover: regular mowing, brush cutting and cleanup on rural land. The tractor on our About page is pictured beside the barn on that property.
Dover is an unincorporated community, not a city, and the Census Bureau puts the community itself at just 2.6 square miles. The 33527 ZIP that carries its name is much bigger, about 31 square miles of eastern Hillsborough County. Most of it lies outside the county’s Urban Service Area, so the county plan treats it as rural.
The zoning shows it. About three-quarters of the ZIP is zoned agricultural, mostly in districts with a one-acre minimum lot. In the county’s parcel records, pasture covers more ground than any other farm use, with cropland next. The Florida Strawberry Growers Association keeps its office here, on Lewis Gallagher Road.
About half the homesites in the ZIP sit on an acre or more, counting the whole parcel, house and driveway included. The rest split fairly evenly between lots under a quarter acre, a quarter to half an acre, and half an acre to an acre. Those are the same three sizes our lawn prices follow, starting at $45, $60 and $85 a visit. Past an acre, a lawn is priced after a look, and a photo quote or walk-through is free, with no obligation.
Sandy flatwoods and a wet summer.
The USDA soil survey maps about a third of the ZIP as flatwoods soils, and Myakka fine sand is the most common single soil. Myakka, St. Johns and Ona soils are all poorly drained, so low spots can stay soft through the rainy season. Roughly a tenth is dry sandhill that drains fast.
The soil survey lists saw palmetto, bluestems and wiregrass as native to soils covering about half the ZIP, Myakka and Seffner fine sands among them. How much of that is still growing on a given property depends on how it’s been cleared and used. Palmetto also burns readily, and our guide on mowing acreage before the dry season covers how far out from a home to cut.
Rain sets the pace for all of it. The National Weather Service’s Tampa Bay office dates the rainy season from about late May to early October, and hurricanes add to it. During Milton in October 2024, a water management district gauge in Dover logged 14.73 inches, among the ten highest in the Tampa Bay forecast area. In Helene that September, the area’s highest reading came from a Florida Automated Weather Network station there, at 4.50 inches. Both figures come from the weather service’s post-storm reports.
From kept-up pasture to storm debris.
What a job takes depends on what’s growing and how long it’s been left. Each figure below is a starting price, confirmed once we’ve seen the land.
-
Pasture that’s been kept up
Grass under about a foot only needs field mowing, at $75 an acre with a $200 floor per job. Cut on a regular schedule, a field can stay in that tier right through the wet months.
-
A field left through the summer
By fall, grass over a foot, weeds like dogfennel and small saplings call for a brush hog instead. Brush hogging starts at $100 to $250 an acre, by how thick the growth is, and the smallest job is $300.
-
Homesite and subdivision lawns
Weekly or every-two-week mowing, with edging, trimming and blowing, priced by lot size. A first cut on an overgrown lawn costs more, from 1.5 times the regular price with a $75 minimum.

After a storm
Storm cleanup gathers limbs and debris that are already on the ground, and it can include hauling them off. A tree that’s still standing or hung up needs a tree service first. Storm work is priced after a look.

Questions about Dover properties.
Who sends overgrown-lot notices in Dover?
Hillsborough County Code Enforcement. Dover isn’t inside any city’s limits, and the county’s parcel records put every 33527 address in unincorporated Hillsborough, so Plant City’s code office doesn’t cover it. Annexation can change that, so go by the office named on the notice. Our guide covers what to do after a Hillsborough County code notice. Send us its deadline with your request, and we’ll agree a date for the mowing or brush hogging with you. Price the cut before your deadline, or find more on our overgrown lot mowing page.
Is Sydney covered too?
Yes. Sydney’s street addresses use Dover’s 33527 ZIP, the county sports complexes on Sydney Dover Road included. It’s all part of our core service area.
Do you cover Seffner, Valrico and Thonotosassa?
We do. All three border the 33527 ZIP, and they’re in our core service area too. Thonotosassa has a page of its own.
Can you cut palmetto and saplings?
Yes, with a brush hog. Thick palmetto, dense brush and saplings no wider than 3 inches start at $250 an acre, and any brush hogging job is at least $300. We don’t remove trees, grind stumps or clear land.
