Lawn Mowing & Brush Hogging in Brandon, FL
Brandon’s homes mostly sit on a quarter acre or less, on streets laid out between the 1960s and the 1990s. We mow those lawns, and we brush hog (or bush hog) the overgrown ground and leftover acreage around them.

A big suburb with no city limits.
In 2020, the census counted 114,626 people in Brandon, more than in any other census-designated place in Florida. That label means there’s no city government: Brandon is about 33 square miles of unincorporated Hillsborough County land east of Tampa.
Its population was 103,483 in 2010, on nearly the same boundary, and the number of homes and apartments climbed from about 43,400 to 46,900. No city limits reach inside it, so county rules and county code enforcement cover every property.
Mailing addresses don’t follow the census line. All of the 33510 ZIP code’s residents live inside it, and about 85% of 33511’s do. Yet only about two-thirds of the parcels within it list Brandon as their city. The rest say Valrico, Seffner, Riverview, Tampa or Dover.
Older streets, bigger yards.
Most of Brandon went up over four decades. In county property records, the median single-family home was built in 1986, and nearly eight in ten date from 1960 through 1999. Fewer than one in twelve is from 2010 or later.
Lot size tracks age. Homes built before 1970 have a median lot of about a third of an acre. More than four in ten sit on ¼ to ½ acre. In Brandon Hills, Gallery Gardens and Brandonwood, platted between 1958 and 1971, median lots run from about a third to half an acre. Homes from 1990 to 2009 have a median under a fifth of an acre, and Sterling Ranch and Providence Lakes are typical.
Among single-family lots with a Brandon address, about two in three are ¼ acre or less, where mowing starts at $45 a visit. Roughly one in four is ¼ to ½ acre, from $60, and ½ to 1 acre starts at $85. A parcel’s acreage takes in the house and driveway, though, and we price only the grass.
Weekly visits suit the warm, wet months. St. Augustinegrass, which UF/IFAS calls Florida’s most commonly used lawn grass, needs cutting less often in cool weather, as our lawn mowing schedule guide explains. The price per visit doesn’t change with the schedule.
If the grass has already gotten ahead of you, only the first visit is priced higher: from $75, or $120 for grass past a foot. There’s no long-term contract, and you pay once the work’s done, by card, cash, check, Zelle or Venmo.
Little pasture, but room to cut.
Only about 2% of the land in Brandon’s parcels is classed as agricultural in county tax records, and most of that is grazing land.
Bigger ground turns up where land was never platted into subdivisions. About 1,800 homes sit on parcels described by survey lines rather than lot numbers. Their median lot is about two-thirds of an acre, and close to three in ten cover an acre or more. John Moore, Wheeler and Bryan Roads each have 20 or more parcels of an acre or larger.
Field mowing, for open grass kept under a foot or so, starts at $75 an acre ($200 minimum per job). Taller growth takes a brush hog, from $100 to $250 an acre by how thick it is, with a $300 minimum. Soft, low spots can change that, so mention them in your acreage price request. Trees, stumps, land clearing and grading fall outside our work.

Addresses, lot sizes and code notices.
Most lots here are a quarter acre. What does a Brandon lawn cost?
Mowing starts at $45 a visit for a lawn of ¼ acre or less. About two in three single-family lots with a Brandon address are that size or smaller, by Hillsborough County property records. Our quote tool fills in a lot size from those records, so correct it if the mowed area is smaller. The lawn mowing cost guide walks through the larger tiers. The final figure follows our review of the property.
Our address says Valrico, Seffner or Riverview. Is that Brandon?
It may be. About a third of the parcels inside Brandon’s census boundary carry a neighboring town’s mailing address, and the 33511 ZIP code runs south past that line. It makes no difference to us. Each of those towns is in our core service area too, so send the address as it’s written.
Our mailing address says Tampa. Would a code notice come from the city?
Not if the property’s inside Brandon. Some parcels on the west side carry Tampa addresses, mostly in the 33619 ZIP code. Even so, county records put every parcel within Brandon in unincorporated Hillsborough County. Code notices there come from Hillsborough County Code Enforcement. Still, go by the office printed on the letter, since only that office can say the matter’s closed. Our guide explains what happens after a Hillsborough County code notice. You can also price the cut before your deadline.
Our house is from the 1960s, on a bigger lot. How’s it priced?
By lot size, like any lawn here. Older neighborhoods such as Gallery Gardens and Brandonwood often have lots between ¼ and ½ acre, which start at $60 a visit. From ½ to 1 acre, it’s from $85, and past an acre we price it after a look. Quotes from photos or a walk-through are free and carry no obligation.
Do you mow commercial property in Brandon too?
Yes. County records count about 1,400 commercial parcels inside Brandon, from offices and medical buildings to shopping centers. Commercial mowing is priced per visit by the grass we maintain, from $75 up to ¼ acre and $95 up to ½ acre. A walk-through settles the firm price, and more than one property can share an invoice.
Part of our yard stays soggy after summer storms. Is that common here?
It is. USDA soil maps split Brandon almost evenly: about 45% is well or excessively drained sand, and about 44% is poorly or very poorly drained. Mention any wet spots in your request, since soft ground can change how a lawn’s mowed. We agree the date with you.

The quote tool needs the address and a way to reach you, then shows a starting price on the spot. We answer within one business day and firm up the figure after a look at the property.
Valrico to the east, Seffner and Mango to the north and Riverview to the south are covered as core service area too.
