The Short Answer

Priced by the size of the lawn.

We price a home’s lawn by how much grass there is to mow. The price covers the whole visit: mowing, edging, string trimming, and blowing the clippings off the driveway, walks and curbs.

An every-two-weeks visit costs a little more than a weekly one. An overgrown lawn costs more for the first cut, and only the first one. Anything over an acre is priced once we’ve seen the property.

These are starting prices for Hillsborough and Pasco Counties. We confirm the final price from your photos or a visit, and you’ll have it before any work is scheduled.

Starting Prices

Find your lawn’s row.

This is the residential table from our pricing page. Pick the row that fits your lawn, then read across for a regular visit or a first cut. What each visit includes is on our lawn mowing page.

Up to ¼ acreMost subdivision lots$45$55$75$120
¼ to ½ acreLarger and corner lots$60$70$90$120
½ to 1 acreBig yards, small rural lots$85$100$128$170
Over 1 acrePriced after we look at the property

All prices are starting prices. Locked gates, steep ground, or a lot of obstacles can change them, and you’ll know before any work starts.

Lawn, Not Lot

Measure the grass, not the lot.

A county record gives the size of the whole parcel. That counts the house, the driveway, the pool and any woods or pasture out back, so the lawn itself is almost always smaller.

The Hillsborough County Property Appraiser and the Pasco County Property Appraiser each have a public search, and a parcel’s record shows its acreage.

There’s a shortcut, too. Enter the address in our quote tool, and it checks Hillsborough and Pasco County parcel records and suggests a lawn size. Change it if your grass covers less.

For a rough measure of your own, an acre is 43,560 square feet. A lawn about 100 feet by 100 feet is 10,000 square feet, just under a quarter acre.

Say you own a lot of just over half an acre in Dover. Going by the county acreage, that’s the ½ to 1 acre row. Take out the house, the drive and a wooded back corner, though, and the grass might be about a third of an acre. That’s the ¼ to ½ acre row, at $60 a visit rather than $85.

Worked Examples

Three lawns, priced out.

Here’s the arithmetic behind each row, at starting prices. A first cut is 1.5 times the regular visit when the grass is 6 to 12 inches, and double when it’s over a foot. It never drops below a $75 or $120 minimum.

  • Up to a quarter acre

A regular visit is $45. For an overgrown first cut, 1.5 × $45 comes to $67.50, which is under the minimum, so it’s $75. Over a foot, 2 × $45 is $90, and the $120 minimum applies.

  • About a third of an acre

    This is the ¼ to ½ acre row, at $60 a visit. The overgrown first cut is 1.5 × $60 = $90. Over a foot, it’s 2 × $60 = $120, the same as the minimum.

  • About three-quarters of an acre

    The ½ to 1 acre row starts at $85 a visit. An overgrown first cut is 1.5 × $85 = $127.50, rounded to $128. Over a foot, it’s 2 × $85 = $170.

The First Cut

Why an overgrown lawn costs more, once.

Grass that’s well past its mowing height takes longer to bring down, and it leaves far more clippings to clear. That’s the extra work in a first cut.

So we price residential grass 6 to 12 inches from $75, and over a foot from $120, for the first cut only. After that, visits go back to the regular price for your row. A one-time cut is priced like a first cut, even when the grass is kept up.

If it’s past what a mower can handle, we’ll tell you before any work starts and talk the options through with you.

Has the grass drawn a code notice? Our guide to overgrown property notices covers what to check first. The quote tool has a box for the notice and its deadline.

Weekly or Every Two Weeks

Every two weeks costs less a month.

An every-two-weeks visit costs a little more, because two weeks of growth takes longer to cut and clean up. You pay for half as many, though. On a ¼ to ½ acre lawn, a month of weekly cuts is four or five visits at $60, $240 to $300 at starting prices. Every two weeks, it’s two or three visits at $70, $140 to $210.

Which pace suits your lawn depends on the grass and the time of year. Our lawn mowing schedule guide covers both, with the UF/IFAS mowing heights for each Florida grass.

There’s no long-term contract either way, and recurring mowing can be paused or cancelled anytime.

What Else Moves It

Gates, slopes and the trimming.

Size sets the row, and the property settles the final figure. A locked gate, a steep bank or a yard full of obstacles all add time to a visit.

So does a lot of trimming and edging around buildings, fences and beds, or debris in the grass. If something about the property changes the price, we’ll tell you first.

You don’t need to be home for any of it. With a gate code or an unlocked gate, we can get to the lawn.

Rentals and Bigger Lots

When a different price applies.

A home you rent out yourself is priced as residential, from the table above. Managed rentals, vacant and listed homes, and business sites go on our commercial table instead, priced by the grass that’s mowed and maintained.

Past an acre, a home lawn gets its price after a look. Open fields and pasture are a different job, priced by the acre, and our brush hogging cost guide explains those rates.

What It Means for You

Start with the grass that needs mowing.

Work out roughly how much lawn you have, not how big the lot is, and how long the grass is today. That puts you in a row of the table and tells you whether the first cut costs more.

The quote tool does the same in about a minute and shows your starting price. Recurring mowing covers the core and wider parts of our service area.
